Blehomes.gr – Airbnb Property Management Services

1. Introduction

Welcome to Blehomes.gr (“Company”, “we”, “our”).

Blehomes provides short-term rental management services for property owners, including listing management, guest communication, cleaning coordination, pricing optimization, and operational support.

By using our services or website, you agree to these Terms & Conditions.

2. Scope of Services

Blehomes offers the following services (indicative, not limited):

Property listing creation & optimization (Airbnb, Booking.com, etc.)
Dynamic pricing management
Guest communication & support
Check-in / check-out coordination
Cleaning & maintenance coordination
Revenue reporting & performance tracking

Blehomes acts as a property manager/co-host, not the legal owner of the property.

3. Property Owner Responsibilities

The property owner agrees that:

The property is legally eligible for short-term rental
It is registered with the Greek Short-Term Rental Registry (AMA number)
All applicable laws and regulations are followed
The property meets safety standards (fire safety, electrical, insurance, etc.)
4. Compliance with Greek Law

The owner and Blehomes must comply with:

Law 4446/2016 & related updates
AADE short-term rental registry requirements
Applicable safety and operational regulations
Tax obligations and reporting

Failure to comply may result in penalties or termination of services.

5. Bookings & Guest Agreements
All bookings are processed through third-party platforms (Airbnb, Booking.com, etc.)
Guests may be required to accept additional house rules or agreements
A rental agreement may apply between guest and owner
6. Fees & Payments
Blehomes charges a management fee (percentage or fixed, defined in contract)
Platform fees (Airbnb, Booking.com) are separate
Cleaning and maintenance costs may be charged additionally

Payments are handled via booking platforms or agreed payment methods.

7. Liability

Blehomes:

Is not responsible for damages caused by guests
Is not liable for platform outages or booking issues
Acts as an intermediary for operational management

The property owner is responsible for:

Property insurance
Legal compliance
Structural condition of the property
8. Damage & Security
Guests may be required to provide a security deposit
Damages will be claimed through the booking platform or directly
Blehomes assists but does not guarantee recovery
9. Maintenance & Cleaning
Cleaning is coordinated after each stay
Maintenance issues are reported and handled upon approval
Emergency repairs may be conducted without prior approval if necessary
10. Data Protection (GDPR)

Blehomes complies with the General Data Protection Regulation (GDPR).

We collect and process personal data only when necessary:

To provide services
To comply with legal obligations
For legitimate business interests

Personal data may include:

Property owner details
Guest information (via platforms)
Communication records
11. Termination

Either party may terminate the agreement:

With prior written notice (e.g., 30 days)
Immediately in case of breach of terms

Upon termination:

Listings may be transferred back to owner
Pending bookings must be honored
12. Limitation of Liability

Blehomes is not liable for:

Loss of income due to market conditions
Platform algorithm changes
Force majeure events (e.g., natural disasters, pandemics)
13. Intellectual Property

All content created by Blehomes (photos, descriptions, listings):

Remains property of Blehomes unless otherwise agreed
Cannot be reused without permission
14. Amendments

Blehomes reserves the right to update these Terms at any time.

Changes will be published on the website.

15. Governing Law

These Terms are governed by the laws of Greece.

Any disputes shall be resolved in the courts of Athens, Greece.
